1st Time Investor- Help me analyze this deal

Hey guys! My name is Maryela and I'm a teacher in South Texas. I have learning, reading, and listening as much as possible for the last year and I'm finally starting to look for properties to start off with. I was thinking of buying a duplex with a bank loan and was wondering what your thoughts are on this property? I would not rehab it because it was recently remodeled. I'm just starting to analyze deals and just want to make sure I am understanding the process and to recognize when a deal is good. Thank you for your input! Anything helps!
