First SFR investment!

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $49,900
Cash invested: $25,000

Purchased occupied with section 8 tenant. Tenant is long term and takes care of the home! (Some rare pride of rentership). I have learned a lot through the process. The lease process/ city inspection process/ rehabbing/ and just general tenant relations.

What made you interested in investing in this type of deal?

It was a entry price that made sense and I felt like had a big upside in the learning process.

How did you add value to the deal?

Got a new furnace through the DTE green energy program. And I am doing a decent amount of exterior work. Wrapping the facia/ painting the siding/ remove overgrown brush.
