Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $130,000

Buy and Hold Duplex near Arkansas Tech University and other student housing. I bought this property off market, seller financed, and used a private lender for the down payment.

What made you interested in investing in this type of deal?

It was very low capital for me and It is very close to where I live currently.

How did you find this deal and how did you negotiate it?

I started telling family and friends that I wanted to start buying RE and a family friend told me he would sell me this property.

How did you finance this deal?

Seller financed and a family member lent me the down payment.

How did you add value to the deal?

I haven't done anything yet, but the interior of the units could be updated and the rents are a little low.
