New Construction House Hack in Houston VA Loan

Investment Info:

Single-family residence buy & hold investment in Houston.

Purchase price: $270,000
Cash invested: $1,000

I bought a 5 bedroom 3.5 bathroom new construction home in Houston using my VA loan. The seller was offering closing credits to veterans so I only had to spend about $1,000 total to move in. My total expenses are around $2,000 a month and I can receive $3,000 a month in gross rents once every bedroom is rented for a total cashflow of $1,000 a month. I locked in the contract in January while the home was still being built and it had already appreciated $43,000 when I closed in May.
