First off, I know this is an impossible question.

However, I’m new to the brrrr strategy and hoping someone will help me out.

What would be a ROUGH estimate on a rehab to get this in rentable condition ?

@Shane R Williamson, I appreciate you at least acknowledging that this is an impossible question.  Roof and gutters probably need replaced (gutters definitely).  No picture of Kitchen, no picture of bath(es), no picture of flooring, no idea what window condition really is (do they open and stay open, do they lock, do they leak dramatically).  Are rentals here getting nicer or as barebones as possible renovation?

Considering all of this, if I was going back of the napkin math, I would assume you are in between $100k and 125k.

Full rewire, full replumb, all new mechanicals, some structural work, new kitchen and baths with all fixtures/appliances, likely a lot of new tile/carpet/LVP.  New Gutters, new roof, probably some residing, fair amount of landscaping.
