Duplex and commercial office

Investment Info:

Small multi-family (2-4 units) commercial investment investment in Tyler.

Purchase price: $320,000
Cash invested: $50,000

A 1 Bedroom apartment and 3 Bedroom two bath duplex plus commercial office building

What made you interested in investing in this type of deal?

Long term appreciation duplex for 2 and commercial office for my tax and investment business

How did you find this deal and how did you negotiate it?

It was across street from where I was renting for several years and when it became available I negotiated with the real estate agent

How did you finance this deal?

Traditional Bank Finance

How did you add value to the deal?

I have remodeled office and duplex and upped the rents

What was the outcome?

Still own going to refinance since property now worth 600000 and I owe 130000 and take the money and do either passive or GP on some more deals

Lessons learned? Challenges?

It just reinforced what I have known all my life real estate is great investment
