[Calc Review] Help me analyze this deal

I am a newbie learning to run numbers on a deal that was presented and would appreciate an audit from a seasoned pro. I don't think its a good deal but hey what do I know. The person (real estate broker) says it will build long term wealth for retirement but I want cashflow at this point, but I don't know if what he's trying to do is save me the headache of the rehab being that I'm a newbie. I think he is right about long term gains from a retirement point of view but my goals don't align!
