Purchase price: $205,000
Cash invested: $30,000
Sale price: $278,000
Purchased this as a fix and flip. Used owner financing while we rehabbed it. $5k down to the owner, no points, no interest, just had to give her money back within 90 days. Rehab cost was about $25k.
