[Calc Review] Help me analyze this deal

Hello everyone, I hoping to get some clarification on the numbers for this deal. I'm new at brrrr strategy but hope to use it sometime within the next couple of months. I was hoping I could get some fresh and more experienced eyes on the numbers for this deal. I do not feel confident in my ability to see all the pros and cons therefore I'm not sure whether this is a deal worth pursuing. Any input would be greatly appreciated, Thanks!
