Sell with a 50% price increase after one year?

We bought a new build house in Pagosa Springs CO one year ago for $475k.  We have a short term rental license and these are severely limited and we would be hard pressed to get another with another property.  The STRs make $500-1500 cash flow.  But one year later we may be able to sell it for $750k - a $275k increase.  This is over tripling my money I put down.  Should I take the sale and cash and  reinvest?!  Or maybe wait for the market dip?
