Something is just not sitting right with me!

so this is my first fix and flip! Not much of a flip at this point and I’ve been misled so many times, taking advantage of for being a newbie but I’ve learned a great deal moving forward. So let’s get to what I’ve come for, I have a buyer on the hook and ready to cash in but wait! I was advised by one company that I had a cesspool on the property so with that in mind I knew I had to convert it to a septic system before the sale. I find a septic company to do the job and they’re telling me that it’s a well not a cesspool. I even spoke to past owners they told me there is a cesspool on the property. The company that confirmed it was a cesspool has refused to take the job and won’t even let me know why And to make matters worse The buyers agent recommended a company to perform the job they quoted me for 29,000 while taking a $12,000 deposit now that the county has approved it now The company is stating they want an additional $15,000 !! And to make matters even worse they want the $15,000 total before they even start the job!!! I’ve been ripped off by original seller, first contractor, AC guy screwed me now this company…IM DONE I don’t know what to do! Worst experiences ever !

that looks like a high density area just by the picture is there sewer in the street.. ??? if so hook up to sewer and fill in the cesspool if you must..
