Build Your Vendor Army - Property Maintenance Tech's Edition 

A big pattern in the rental market right now is the rising cost of emergency maintenance. 

Every year, more reports show spikes in after-hours labor rates and pretty delayed response times during peak seasons. Everyone has to take a holiday at some point, so that makes sense.

But for these reasons, property teams who plan early and plan their scheduling around this get the advantage of smooth operations around holiday seasons. 

Here’s the simple truth: you can’t wait until 2 AM to Google “emergency plumber” and expect help. Emergency vendors and maintenance techs are busiest when the weather swings, holidays hit, or turnover peaks. Sometimes that's a bit of Murphy's Law, too. 

Teams that get fast service are the ones that built relationships long before anything went wrong.

A smart approach is to build a small “vendor bench” when things are quiet. 

Meet a few HVAC techs. Talk to a couple of electricians. Find at least one reliable handyman. 

Ask about:
How long does it usually take for them to get to (your area)?

Days and times that have the quickest responses?
Weekend rules, fees, and how they prefer requests?

I mean, if you can help someone help you, it's a bonus.

When a pipe bursts on Christmas Eve or a heat pump fails during a cold snap, the vendors who know you are the ones who pick up the phone first. It’s not luck - it’s preparation. And it’s one of the easiest ways to protect your budget and avoid the stress of emergency call-outs from tenants or building owners. 

The best part is you get to meet a few great people whilst you're doing this, too.
