You should covet income over gain in investing. The people who chased gain are toast.

Buy and hold, yes, that is what I am doing. 
Renters are plentiful, good deals are everywhere.

The only problem is lenders are very picky about the properties I am buying, they are looking for perfection. I think somehow I would allow them to have one of these jewels back.

I give it six months in Philly before every other deal is owner financed. This is not going to be good for the lenders, something has got to give.

Not lending money equals insolvency for most banks, they better start moving the money to those with good credit scores.

Now is the time to  Buy!  Low prices, and an upturn on its way.  The foreclosure process has created a great wave of properties that can be leveraged.  When everyone is scared is the time to buy!

No, No, No -- if you're talking holding real estate which is investing....there aren't any renters in my city.  They are warehoused in new construction apartments.
