Best use of a HELOC in San Diego

Hi Everone,  I’m new to RE investing and looking for some advice.  I have lived in my home in San Diego for 10+ years and have some significant equity.  I recently secured a Heloc and am looking for advice on how to go about using it.  I have been trying to read, listen, talk real estate as much as possible to learn everything I can.  I do have some ideas but would love to hear your input.   Thanks in advance!  Also, if anyone in the SD area is interested in meeting for coffee or a beer (my treat) and talking RE, Let me know.
