Single applicant vs co-applicant vs guarantor
1st time landlord here. How do you weigh co-tenants credit score and employment? Should each co-tenant qualify individually? We're requiring minimum 600 credit score and monthly salary that is 3x monthly rent.
I have 8 applications that qualify. 3 single tenant applications qualify with income and credit score. The other 5 have one applicant that qualifies the other doesn't. Seems like there would be less risk to have 2 on the lease but if only one of the two could afford the unit themselves...should I weigh their application higher / lower than a single applicant that meets all the criteria?
