Potential tenant has birds for pets

I got an application from someone with 4 birds and a cat. I generally allow pets but I have no clue about birds. They mentioned the birds will be in cages most of the time but they will be out from time to time. What are some things I should think about? The only thing I can think of are maybe feathers 🤔. How much damage can birds do?
