Finding Tenants in West Littleton CO area

I'm renting my first investment property out starting sometime in Sept/Oct in the Ken Caryl area of CO. Would love some insight on what methods are preferred for tenants. I'm more than likely renting by the room. I see Craigslist and Hotpads you can advertise by the room for free. Are these fairly effective?

Also- What software do you recommend for background and credit checks? I'll be managing the property myself.
