New landlord tenant screening

I’ve got an application with N/A credit as she’s getting divorced and all of the credit cards were in the ex husbands name. She said she could pay 2 months security deposit and first and last month rent. No criminal history. Makes 3.1X monthly rent. Would people rent to her? First screening so don’t want to mess it up.

I’m not excited about it. It seems weird to be so financially illiterate these days. Is she getting or paying alimony/child support? (Check paperwork.) is 2 month’s rent as security deposit legal in your market? (Some places it is, some places it isn’t.) do you have any other better qualified applicants?
