Do you hesitate to lease if the potential tenant has Chapter 7 bankruptcy in their credit report or "housing court" in their background?

Aloha,

You need to dig into the situation and all of the documentation you can get from them. How long ago was it? What put them in that situation...Medical; Accident; or accumulation of poor choices? What is the current situation...Stable income? Trade accounts with good recent history? Savings?

You need to understand the whys, and then make a responsible decision. Do not just "give someone a second chance", but do not automatically reject unless all those Bad Habits are recent and ongoing.
