Best PM software for new investor, 1 property?

Question

Closing on my first investment property shortly, and will be doing long term rental.  Looking for the best software option to manage tenant screening, invoicing, accepting payments, etc.

Not a huge a mount of cash flow and since only 1 property, want to minimize the fees as much as possible but also setup a process that can grow with me.

So many options out there, any applications that clearly fit what I am looking for and if so, why?

@Matt Jones I use Buildium. It works very well for what you are looking for. However, I think if you use apartments.com, you will be just fine. (That is what I used before adding more units). Once you get to 5+units and multiple properties, you may want to look into Buildium. There are lots of features within Buildium that I pay for that I simply do not use yet.

@Matt Jones I'm a little surprised you didn't get a response to this.  I use Apartments.com for no cost, and it does everything I need it to do comfortably.  You can scale a bit before you'll need to upgrade.  People complain about just about every platform, but I've heard good things about turbo tenant, and others as well.  @Bryon Andrews uses Buildium, among others I know who have larger portfolios, but I believe there's a fee?  I'll let him comment.
