Tenant Document Verification

First time landlord here! I have tenant applications with paystubs and other documents requested. I want to make sure these aren’t AI or Canva generated documents. How do you verify these documents? Is there any automated checking system in place? I m looking for a pocket friendly solution.

For first-time landlords this is a real concern — fake paystubs and documents are easier to produce now than ever.

There isn’t a fully automated “AI-proof” checker in the landlord space yet, but there are a few practical, low-cost ways to verify:

1. Check directly with the source — call or email the employer using contact info you independently verify (not what’s on the document). Confirm position, pay rate, and hire date.

2. Look for consistency — real paystubs have consistent formatting from period to period (same company name/logo/font size) and align with W-2s or tax returns.

3. Ask for multiple verification types — bank statements showing direct deposit from the employer, W-2s, 1099s, or tax returns. Consistency across docs is harder to fake.

4. Use screening services — tenant screening platforms (like TransUnion SmartMove, RentPrep, or others included with tools like Avail) verify income and identity as part of their checks without a huge cost.

No system is perfect, but employers and bank verification are still the strongest low-cost methods. AI-generated files often fall apart once you trace them back to real sources.
