Applicant with no Credit History

I've been managing properties for a long time, but this is a new one for me. It's a husband (40s), wife (40s), daughter (20s). None of them have a credit history thru Experian. They told me they pay cash for everything. Have any of you seen this before? I haven't. I don't know if that means they actually do pay cash for everything or something's wonky with their application.

Their employment checks out, so it seems like they gave us accurate SSNs. They've been at the same companies for over 3 years. Would this be an automatic decline for you? Or is this more common than I think?

No credit is generally better than Bad Credit, so be very thorough in all areas of their life. Did you ask if they have bank statements for savings and checking? Obtain copies to confirm balances and deposits over time. Do they have Passports? Verify previous addresses and time frames; check local online Court records for Traffic, Civil, Family, and Criminal Courts. Check the sex registry. Does your Experian report show when/where SS#'s originated? (Equifax does). Last resort, google is your friend...
