Anyone else seeing more ai forged documents in certain markets?

My buddy rented to someone in the Atlanta metro last year. Person was real, showed up to the showing, seemed totally normal. Bank statements and proof of employment were not real though. Cost him a few months of headaches and real money to get out of it.

Started digging into this after it happened to him. Greystar apparently flags close to half their applications in Atlanta's midtown and buckhead areas. Durham, Salt Lake, Portland also high on their list. Didn't realize how widespread it was.

I work in tech so I ended up building something to help with document authentication specifically, not identity verification, just whether the documents themselves check out. Happy to share what I built if anyone's interested, still early but i have a few people using it.

Curious if others have run into this, and whether certain markets feel worse than others. LA looks bad too based on anecdotes from people I know.

Yes, there is a high rate of tenant fraud in Atlanta and what your friend experienced is unfortunately becoming more common. That is why I never rely on surface level screening alone. Everything needs to be independently verified. Your tool sounds interesting, especially focused on document authentication. Definitely a real need in this market.
