Screening Retired Applicant
I have an applicant who is interested in renting my property. They moved here about a year ago from another state.
The applicant does not have any income coming in as they do not collect SS yet. They are living off CD's, Brokerage, IRA's, etc. They are willing to provide statements. I will also talk with their current landlord.
Any thoughts or suggestions on how to handle?

I don't see the issue. If they have enough income (that have sufficient balances to continue) then they are the same as anyone else....
If you rent to a 'normal' applicant with a typical job, they could be fired, or lose their job, at virtually any time anyway...
If these people have a solid. long-term annuity or CD set up, they are (in some ways) a better risk than that 'typical' tenant.....IMO.
