First Time Landlord Steps

Hello, 

I am VERY new to the rental world. We have a small guesthouse on our property that we rented on Airbnb for a few months. The location isn't prime for that, so we decided to dabble in a long-term rent. We posted it in local groups, and our neighbor reached out. Where do we go from there? Please, help us! Feeling completely overwhelmed. 
Do we need a lawyer? Where do we get an application for her? Where do we get a lease agreement template? How do we collect rent?
