House hack Question for rookie

Hi BP Community,

Just purchased a home and posted rooms for rent to house-hack. College friend was supposed to move in and bailed. With dealing with unknown tenants, any recommendations? I'm utilizing hotpads (via Zillow so I can run a background check). Anything else I should do after meeting the individual?
