Short term rental loans

Hey guys, I'm new here and new to real estate investing and would like some advice. My partner and I are looking into the STR game and are trying to make our cash go as far as possible. Does anyone know of any financial institutions that are willing to do 10% down on an STR? The area we are looking is less than 60 miles from either of our primary residence, so a 2nd home is a no go, says the local banks. I swear I heard on a biggerpockets podcast someone mention an STR lender who only requires 10% down but I can remember which one.
