Good morning, I found this property from a wholesaler. Asking price $370K, needs full rehab - $100K was damaged by squatters/hx, ARV $600K plus per COMPs. what other expenses should I consider? and what kind of financing should I use? Thank you all so much. Really appreciate your help for a newbie like me.

 how do you know it would cost $100K?
