Any one use a photographer under a contract?

Has anyone used a photographer for website and property pictures?

I'm trying to find a contract to put the artist under. So I retain the rights and intellectual property of the photographs once I pay the artist from them.

I have found a couple formats online, but they are all 'from the photographer to customer format'. Anyone have any suggestions or examples.
