Going out on your own

I recently left my job as an Acquisitions Manager for a residential real estate investment group in order to pursue my own investments and business. In my experience what drives the business is sales and leads in. I was curious to hear from other people who have gone out on their own about what marketing channels or methods you used when first getting started. I first started out in the business as a cold caller so I am leaning towards that but was wondering what other lower cost marketing channels there may be out there. Any advice would be greatly appreciated!
