My Yellow Letter Campaign

Hi,

I have started my yellow letter campaign targeted at absentee owners. Sent out 250 letters last week and received 5 calls up to know (2% call back rate). Thee below are the breakdown

- 3 were not motivated seller. They want the properties to be sold at retail or even higher than market price.

- 2 wanted to sell but the houses are in high crime area. I did not follow up on this as i want this houses for buy and hold.

Would anybody advise buying houses at high crime area if the price is right ?

Hi James, great start! I wouldn't advise buying and holding properties in war zones because they usually come with all kinds of problems like vandalism, theft, squatters, poor quality tenants, etc., but I would definitely do wholesale deals there.
