My Short Term Rental Barely Profitable

Hello,

I am in the Tampa Bay area and I own a quadplex. I also manage another 10 units. I am seeing a decrease in nightly price and demand for these units. Any insight? Anything I am doing wrong? I do not make enough money to survive from managing/owning these. How often are you replacing furniture and taking new photos? Airdna wants me to lower the price but I also do not make enough, still better than $0.

Doing a quick peak there is not enough photos and they are not professional. I would invest in having professional photos with plenty of pics to capture the place. When I search on AirBnB I search through all the photos and when there is less it makes it less tempting to book(unless the price is attractive). Your photos are also dark which makes it less inviting and cozy for potential guests. Florida has a ton of STRs so you are competing with plenty of others. You mentioned price, are you too high? Florida should be busy currently with people staying in the Winter to get away from the cold & snow.
