Companies that do Tenant Placement

Does anyone from the Twin Cities MN area have any solid Property management companies they use just for tenant placement? My partner and I bought a duplex back in August, Unit 1 was already occupied and we listed Unit 2 ourselves. After about 2 months of doing showings and responding to messages ourselves we got burnt out ( we both work over 50hrs a week for our W-2 jobs as well) and hired it out to a local management company we found off google that had good ratings but our experience with them was not awesome. We will be doing a renovation on Unit 2 once the lease is up end of April and should be ready to list mid June. Any insight would be much appreciated!!!

How many questions did you ask this PMC before hiring them?

Specifically, where are they advertising your property? Just their website? Maybe Zillow?
- Context: we know owners are cheap, so we have two ad plans:
--- Basic Package puts their property on our website, plus 5 others, including Zillow
--- Premium Package adds to a total of 37 websites for max exposure, PLUS the MLS.

What does the ad look like?

Professional or cell phone pics?

Add-Ons? 3D Tour? Floorplan?

How easy/difficult is it to schedule a showing?

Going to guess you didn't ask any of those questions.
