@James Hamling thank you, maybe we can be in touch or have a phone call to talk more if your okay with that.
By active I meant trying to help find us deals and answering texts and calls not waiting days for a response or doing all the digging (even though we are still doing our own due diligence)

@Obed Calixte I should've used a better word choice we have just had frustrating experiences with agents. We've talked to a couple and they say they want to work with us and we get in contact with them and set up a search and then it takes days for them to get back to us if we have a question or send them a property.

Anyone know investor, friendly agents in the Twin Cities, Minnesota. Me and my partner have talked to a few, but no one that seems to wanna work with us 24/7 they just seemed to answer  texts and phone calls days later and we're trying to find deals and buy deep so we want a very active agent if possible. Any suggestions are welcome!

I'm new to the real estate game but doing a lot of research to try and gain the appropriate knowledge needed to be successful. I haven't closed on any deals yet, but have a potential seller finance deal in the works. How do cash out refi's work with those if you were to amortize or a certain period and have a balloon payment at a certain year and want to use a cash out refi to pay off that balloon payment. Or does this not make sense?
