Need advice on burned property - Houston, TX

Hi everyone... does anyone have experience in doing deals on fire damaged homes? I have a potential deal where I can get a property at lot value, $8k-$10k, but comps in that neighborhood are about $30k-$40k and $40k-$55k on the higher end.

Would you suggest rehabbing or just wholesale it?

Below Median Income area

House is 3br/1ba - 1100sqft

Great back yard with room to expand

Gut job

yeah you may be right, probably not a good idea to start as a newer investor on a burned out house :)
