Where to find direct mail or email lists

Can anyone tell me where to get reliable addresses for email and direct mail to landlords all across the US or in specific metro areas?

Go Globe Inn: You don't need to do direct email marketing at all to get plenty of leads, regular direct mail should get you plenty.  You can still direct them to your website and have them sign up your your newsetter and keep contacting them that way.

Yes it is better to go the the sourcwe, but mor time consuming. I sent 200 letters to a melissadata list of absentee owners. About 10 of them were returned in the mail. I took those ten, and looked them up on the county tax assessors website. I found that five of them had changed hands to other owners. Three had changed addresses, and two had been foreclosed and were now in the name of a bank as owner. So, the list I had was useful, but was maybe a few months dated.

Is going down to the courthouse and getting a list of the people going in forclosure or an absentee list actually more effective or better names than a list from melissadata.com for example?

i have seen nothing but wasted money from email lists.

firstly, ESPs are becoming very stringent about spam, making the inbox a near impossible place to reach.

secondly, email harvesters tend to use spammy practices that make your list of x,000 become more like x0 of actual valid email addresses

thirdly, people on these lists by permission are rarely interested in the offer, and more about the incentives offered. and the ones that are on without their knowledge rarely respond to offers and are more likely to report you as SPAM and never use your services.

if you are offering a valuable service, another approach would be to speak with landlord associations and try to arrange to be a speaker at one of their networking events, or to have your contact send your email to their members. That way it will come from a trusted source and will have more chances of conversion.
