How many times do send direct mail and scrip

Question

I have started a direct mail campaign and I am wondering how long do I need to stay with a list, I am trying to find buyers with high equity and it is in better neighborhoods I have had more than avg calls but the ones I get is the one that want full retail it is depressing but positive how long do I need to do this campaign. Also how are you screening your people so you dont get a lot of junk calls thanks!

@Chip Chronister, in addition to what Jeff mentioned.  You might want to review your list again.  Are you targeting the right people?  Yes, we want buyer with high equity and in a good neighborhood, but you might want to add some criteria like:

1. where the house is at least 20 years old, because that's when they feel frustrated and want to move out or spend money for repairs

2. The house is facing a foreclosed

Again, those are just some example that you might want to consider.

@Chip Chorister That is the million dollar question. No  one will really know the answer to that question. What I can say is to have a strong call to action like...Give away some content...Give away useful tools or resources.

Get them to take action fast once they receive your package. If no one response then it maybe time to move on.

Lastly, have a voice mail with a series of question they can answer or even better have them come over to your website to fill out a questionnaire.

They are sellers not buyers.
