I want to build a list for marketing to motivated sellers of raw land. My budget is $500 per month to start. That is 1000 leads. I am using AgentPro247 to build my list. I have the options of Residential Vacant Land, Commercial Vacant Lands, and Agricultural/rural. Out of these three options does anyone recommend one is better than the others for buying raw land in Michigan? Are there any recommendations on which counties are best in Michigan to market to for raw land? I want to get the most out of my marketing budget and need to select the best leads, but I don't quite understand the types of properties I am most interested in acquiring and which ones will be best.

I divided 5 acres I paid 10 k for, into 5-1 acre lots and sold them all for $7,500 and $ 8K each owner financed.. I then bought a commercial vacant lot I paid 17 k for and held it a few years then sold it for 55k owner financed...Not every one wants to live in a cookie cutter subdivision with rules. Some would rather move to their own lot even on a dirt road and live frugal til they save to build a house. All my owner financed lots went very quick., It is better than paying rent in my opinion to set up your own lot and even live in an old mh while your building or saving to build.
