Does anyone deal with land deals here in Maryland. How can i assess the property for value. It has all the utilities ready to go and is ready for new construction. I need to know if land is assignable and what are the steps to getting a land deal done. Any help is appreciated. Newbie here.

  • yep, can assign land. 
  • Some thoughts ........
  • Find the highest n best use.  Who is ur end user; builder, home owner
  • How long on the market
  • Price history
  • Ask for seller financing, w/ assignable clause n fully assumable. 
  • Zoning, can it be upgraded
  • Control it with study period
  • Find seller's base price by offering 50% less
  • Can it be subdivided
  • Joint venture with seller
  • Look at area's master plan 
  • What is water n sewage situation
  • Set backs?
  • Perk, well
  • Talk to agents who sell land
  • Check with local auctioneer. Ask questions. 
You can make money w land, but be careful, assign before u have to settle.  Good luck
