ListSource "Remove Duplicate Property Mailing Addresses"?

Question

I am getting ready to purchase a list for direct mail on ListSource.com. I set the parameters so that I will get a good list for the target properties that I am a looking for. On the Purchase List page, there is a box stating "Remove duplicate property mailing addresses" that is to be checked or left unchecked. Does anybody have any insight from an investor's perspective as to the impact (negative or positive or indifferent) of leaving this unchecked?

I am very excited to conduct my first direct mail campaign in the Houston area and I just want to make sure that I have a good idea about the impact of the decision around the "Remove duplicate property mailing addresses.

Hi Camilo,

I haven't  used list source, but I have used other direct mail list. What I would do is list the property address in the letter or post card of the property I am  interested in and use the mailing address as the address where I send letter or post card mailed.

@Camilo Rey thanks for asking, @Ron Hall  nailed it. The mailing address is the address where the owner has asked the county assessor to send their property tax bill. Typically that is the address where the owner actually lives and gets mail.

Hi Jordan,Unfortunately, because of the expense to do a proper test of buying both the "removed duplicates" list and the one without, I can't tell you 100% that it truly only removes duplicates. I've always been told to check the "remove duplicates" box by other investors way more savvy than I am with List Source and direct marketing, so that's what I do.

@Jordan Decuir    If you are mailing to "absentee owners" this will make a huge difference.  I always laugh when I get a handful of duplicate mailings.  People that do assemblages sometimes get 30-50 at a time.

PS...  I am not sure if I have ever read a post on Bigger Pockets about people actually making money from mass mailings.

First of all, I know that the post is old but I have a question about the subject. I bought a list and I click to delete repeated addresses. Now this is my question, in the file is the column with Mail Adress and there is another column of Property Adress. Which address should LOI be sent to?

With listsource i believe you are paying per address so checking that box will get rid of any duplicate addresses that are the same so you are not paying for the same address twice. I am not sure of an advantage to leaving it unchecked.
