Direct mail competition

hi everyone,

 I have a list of out of state and instate owners that have owned their properties since 1996 and below. I plan mailing a yellow letter and have been examining my list by calling owners and asking if they are interested in selling. What I have found is that most people that ive reached have received some type of direct mail marketing peice from investors recently or in the past. My question is should I still do a mailout even though they have been marked to with the same marketing idea. I live in Abilene texas which is about 125,000 population.  I've heard that there is enough to go around and that maybe true however seems like there may be an over saturation of letters.

@Marcus Auerbach has hit the nail on the head!  We cannot create motivation, but when the motivation arises we can be the name that comes to mind. I recently read that 48% of people retain direct mail for future reference.

Absolutely you should mail, and mail consistently. Create a marketing piece that stands out from the rest. Whether that be a letter with a different color envelope, or a postcard that is a different color or size. Look around to see what is most common in your area, then make a few changes to stand out.

Competition is actually helpful to you. On average it takes 4-6 touches for someone to actually respond, so if they are already receiving mail pieces, then receive yours that stands out, you have a better chance of getting those calls. Don't be discouraged if there are other investors mailing tot he same market.
