Bandit Signs Around Denver, Co?

Question

Has anyone ever done traditional Bandit signs around Denver, Colorado?  I'm curious on how effective it was, and was it worth your time?

Just hit their website and got their names. Can't be "real" investors. One of the principals is here on BP, but with no profile, no posts, no activity. Another is here, but hasn't been active in a year and the third has no profile.

@Austin Faux bandit signs are illegal in most municipalities along the front range. That said they work but, do you want to build your business on illegal activities albeit a petty muni crime?

You might go for the fireworks stand approach. Find those areas where they are not illegal and work those intersections. I doubt some of the unincorporated county areas have sign codes about bandit signs. You might research and find a few holes in the donuts and exploit them legally.

I got a great deal off a bandit sign (legally placed) but didn't know how to work it and ended up giving away lots of money on it. Live and learn.

I know some local investors that place them legally at their rental properties. You might find someone that would work with you from that angle as well.

@Austin Faux bandit signs can bring in tons of calls around any location. People see these advertising items, and think there is a quick solution to their problem. No, I'm not in CO but I do know the power of those signs.

@Joshua Smith Thats is one way to build a buyers list. You'll get a lot of other wholesalers calling you and some buyers. It'll work, but prob not the best use of your time. Go to networking events, get on local FB pages, post ads on CL, look up cash transactions or flips and call the buyers / flippers.

10 deals a month in Denver from bandit signs wont happen.. Trust me I've tried it. Lower price markets it happens for sure, but its a different game here.

Kevin - How do you know they got 10 deals per month? Just a guess? I'm trying to evaluate if I should be putting up bandit signs around Denver to build a buyers list.

Really....hmmmmm.....I may have to put in a bit more research and get it going.  Right now I have my VA calling on Craigslist ads, I'm putting window stickers on peoples cars with my phone number that say we buy houses-ish, some mailers about 200/week not earth shaking, needle moving....lol

@Austin Faux it was easy. I did a home made sign on a property I had under contract on the corner of a fairly busy street. They called in a couple of days and we closed once they got their stuff together. I never got any more leads from that sign and I took it down a week or so later. When I posted the sign at another property on a quiet street the only calls I got were harassing smarty pants making fun of how long it was taking me to fix up the property.

I've been told by many in the business that they are the best leads and by my experience they are.

Thanks everyone for the input.  @Bill S. you said you got one deal, but couldn't close on it.  I'm curious though how much work did you have to put in to get that one deal.  Was the bandit sign worth the time?  I'm just trying to figure out if Bandit Signs around Denver are worth it.  I may end up putting in the time to test it and see what kind of results I get.

I pull them down as soon as I see them go up in my hood.  Typically, they're mounted to public property.  However, a lot of communities are starting to allow signs on private property (with owner's permission of course) and they're not dictating content.  Sign content can arguably be protected by the First Amendment, so whether you have a political sign, a home-based business, a for sale sign, or a bandit sign, some cities are going "content neutral".

They're banned in all the muni codes I've looked at around here.  Even putting one on your own property is typically banned.  A "for rent" or "for sale" sign offering the property where its posted is allowed, but most other sorts of signs are not.

I see a lot around, but they are almost always gone or defaced within a day or two.
