Wouldn't it make sense to create your Buyers list first? That way if you have a property ready to get rid off or sell, you'll know who to call.(no, not ghost busters). But, if anyone has any other ideas or ways to share, please, your feedback is always appreciated.

Erica,  I'm a new investor and this was what I was taught as well.  "it's better to have it and not need it, than need it and not have it".

Same thing as money.  get in contact with hard money lenders and before you actually need it and are searching frantically for the right lender.  You can usually get the "Lending criteria" from the lenders so you don't waste yours or their time sending them deals that don't meet their criteria.
