lease option letter

Recently been trying to get into Lease Option Assignment.  I've listened to Joe McCall and Joe Crump.  After the seller response and says they are interested in LO what am I sending them to help them understand it better or sign to get the process started?

Here's 2 I found. These are exactly what you need. If you are able to copy them into word you can change them if you need to(not usually necessary).
