Finding Wholesale deals

Newbie here. I don't know where to start looking. In doing searches online I came across this "phenomenal" software offered by Kent Clothier that is supposed to give you ALL the info on vacant home in your area and info on people ready to wholesale their properties. Any feedback on something like this actually existing? The cost is $1997 it sounds too good to be true 😕

There are several options for finding deals on your own.  Not to say Kent Clothiers software isn't worth it but you may want a more organic start until you get your team and processes in place.  Here are a few quick ideas.

1)  Driving for Dollars - Look for vacant and abandoned properties while driving.

2)  Buy targeted lists online and market to the owners.

3)  Check your county tax assessment webpage.  Here in MD, it says on the tax record whether or not it is absentee owned.

4)  Find property owners who are behind on tax payments

5) Put out "We Buy Houses" ads, signs, and marketing pieces everywhere you can.  Craigslist, Facebook, signs in your yard, neighborhoods, etc

6) Partner/ Team Up with experienced Bird-Doggers

7) Talk to mailmen and ask if they know of any abandoned homes

8) Develop a relationship with divorce or estate lawyers

9) Team up with a realtor and market to expired listings
