Great marketing videos?

Question

Iâ€™d like to do some YouTube videos for marketing my SFRs for lease/purchase. Have you seen home marketing videos you really like? Iâ€™d like to see some quality and creativity for inspiration.

Can you point me towards any? Or do you have ideas for engaging video?

Its my first one, but I do I have 4 offers on the property.  It has 43 views since June 17th.

I watched your video about a week and half ago. Very impressive. Quality was nice. Music was cool but not overbearing. Gave me some nice marketing ideas. Kudos.

Just your normal online marketers like craigslist, postlets, backpage, twitter, BP, etc.  It is also on my website with other props, so when people see one they go to the site and look at the others.

I agree that my prospects are after quick info and images, but no one likes to watch a bad commercial.

I am having success with my rudimentary videos, but wonder if I can do better if I add quality and sizzle--oops you aren't a big sizzle fan, are you?

Why am I going to do the videos?:

Qualification--like you
Differentiation--not many are doing it yet
Ease--makes it simple for my prospects to see the place
Ease--for me, saves showings
Credibility--people see the videos and have rapport with me before I even meet them
They work--first time out I have a little success and want to build on it now

Nice Justin.  How are you driving traffic to the video?

I am using Craigslist.  And directing callers to my videos by emailing them the links.

Oh - yes - forgot to add - ask the people who watch it - ask what they liked about it - didn't like about - do your own marketing research.

Maybe even do 2 versions - one with lots of graphics / music and one like your doing and market them seperately and see what people like in your area.

But most of all don't forget who and what you are - I have found myself spending more time doing video's some months then doing real estate :)  It can be dangerous - but I like what your doing to be honest

Hey Jon -

I am a huge fan of sizzle - just in the right place :)  And I am not saying this isn't a good place for sizzle - maybe this is what your people want.  I have found that people want info not sizzle.

I did watch some of your video I would start with some basic videography:

- SLOW DOWN.  Got dizzy - what is the rush?  The pans are way way to fast

- your really rusing through the home - you spent 10 seconds in the kitchen (approx)

- Hold the camera more steady and level - your off-level more then your on level

- Be aware of the apature - windows are going to blow out your indoor so try to keep them not so visible....this takes time and creativity for sure - or play around with your own apature setting so it isn't automatic - let the windows blow out but it will not dim the floors / walls that your trying to show off

- your camera / footage is good quality outside - I would invest in a light for the indoors

- i would invest in a wide angle lens

- show the exterior - all of it - front / back / sides - do a 360 of the street / block....

- I might go right to the house and use text to show everything you just said but be discrete with it - not full screen.

I tink it is better then you think to be honest - you can always add in a title screen and a close screen with your logo / fancy graphics etc....that woudl be sizzle - add in a map and do a zoom on the map while your talking about where it is - have text on screen listing all the things you forgot to say while your walking around :)

Well - my opinion is to forget being "engaging" and give the facts.

The video / you / copy / music arenâ€™t what people are seeking - they are seeking info and quick.

I have done a lot of video's and a lot of photos and photos are still what people look at more.

High end hoods, low end hoods, doesn't matter.  Looking at the stats it doesn't matter if they have dailup or broadband - people will start a video but will not get far if they don't like what they see.

Trying to be engaging won't help.  They either like the house or they donâ€™t.

Instead of asking the question you did I would focus on the "why".  Why are you going to do the videos and Why are they going to watch them.

For me - I do video's for one reason - to qualify people.  If someone hasn't seen the photos or video of a home I tend not to set up a showing with them â€“ I ask them straight up â€“ have you seen the photos and video and if the answer is no â€“ I send them back to the site and tell them to call me back if they like what they see â€“ if not they can still call me â€“ tell me what they didnâ€™t like and I can put them in the file for when that house comes up.  But I saved myself or a member of my team time of showing a house to someone who wouldnâ€™t like it.  So the video I do does just that.

As for them ask yourself what would you want to see and then show it.

I do have a site dedicated to lease / options and land contracts and what I do there is different from my rental site which is different from my wholesale site and on and on.

So â€“ back to the basics â€“ why why why ïŠ
