podio for wholesaleing

Hey guys!! we use podio for our wholesale biz in philly, and its great for keeping track of leads, but im having trouble tracking sales statistics, like close rate, offer rate, and conversions, especially for monthly statistics

has anyone had any luck with this or know anyone that can help??
