Wholesale Marketing for Probate

Hi everyone, I am new to this forum and real estate investing.

I have been doing a lot of research about wholesale deals and have narrowed down my category to probate properties. So far I have built a list of leads from court house filings (it is relatively miniscule at this time). The next step I plan to do is start getting a letter together. which I have been working on. I have chosen to put together a yellow letter which follows: 

Dear <<Home Owner>>

Hi,

My name is Amit and I am interested in buying your house for $$$ CASH $$$.

County records indicate you are the owner of the property located at:

<<Street Address>>

<<City, State>>

If you would like a free CASH estimate on your property, please call

me at [number] within the next 48 HOURS

This will be a hassle free all cash offer. That means it does not have to be listed on MLS

This letter is to the PR/executor,as the owner would have passed on.They now have a huge responsibility to settle the affairs of the late. 

Its sensitive time,but be a problem solver
