Niche markets to DM to?

I'm interested in discovering more niche markets that are under-marketed to...... Like maybe 70+ year old with large homes..... maybe the want a smaller place with less upkeep, maybe they want to buy a RV and travel. Like.... code violation homes.... Like... ???? I'm not interested in the easy to get, thus everyone can get lists like out of state AO lists. Something that requires a little digging or effort. Things last investors aren't willing to dig up or mail long enough/often enough to get results. Any ideas?? George
