Direct Mail Farming Question - Working Smarter, not harder

Hello All, 

I am investor with one deal under my belt, and want to look to start a direct mail campaign. I live in Katy, TX a suburb of Houston TX. 

I have 2-3 neighborhoods that I want to target in my area. My idea was to find a complete list of all of the addresses in these neighborhoods, and then find out which houses have large equity %'s as to target them. 

I know i can find each address manually and then look up the tax records to see the mortgage history, but my question is if there is an easier way to do this, as this will be tedious. Not that I'm not willing to do it, just like to work smarter, not harder. 

My wife does have her real estate licence if that helps, so we do have access to the MLS.

@Michael Nyszczot @Kenneth Garrett @Nikolas Ferreira Thank you, looked into list brokers and listsource and they have some good information. Will need to narrow down exactly what im looking for. 

@Peter Mckernan My wife is a real estate agent, and we are going to start meeting and talking with as many investor friendly agents as possible. I like the idea of getting lists from title reps, will have to try that out. 

Also, we did find the Houston MLS that we can actually search by neighborhood and pull tax records. This might be the way we start until we are ready to ramp up the direct marketing campaign. Starting with 200 properties and going to go from there.
